Renovation Guidelines
Rules and Regs for Renovations
Renovations are a stressful time for owners and residents alike. Council makes every effort to protect the integrity of the common areas and the residents quality of life during unit upgrades, while understanding the difficulties of having workers, power tools and construction going on in such small spaces. To that end, the following guidelines were created for owners and residents to follow:
Owners embarking on construction and renovation projects should be familiar with the following rules:
-Notify management of the work to be done in your unit as soon as it’s scheduled - providing the name of the contractor, insurance certificate, dates of service and type of work performed. We will notify your neighbors in the building.
Involved renovation projects that take down walls need the approval of Council and the Architectural Review Board.
-Media Borough requires licensed and insured contractors to perform any work in a unit. Send Contractors Certificate of Insurance before work begins
-Contractors must not use any common areas for staging area such as parking lot, walkways or patio or hallways. You may use the cement patio outside of the fire door on the lower level back stairs as a temporary staging area
- Owners are responsible for any damage caused to the common areas or neighboring units as a result of the renovation
-Contractors may not use Hickory Hill dumpsters for work debris
-Contractors may not bring in additional dumpsters for debris
-Contractors must clean up all construction debris in common areas (hallways, stairs, walkways, parking lot or any areas outside the unit) daily and common areas must be returned to their original condition each day
-Contractors may not park in assigned parking spaces belonging to other residents, unless granted permission by the owner of the spot
-Owners may allow their contractor to park in their assigned space in the lower lot, as long as the truck fits in the space. If it does not fit in the space or if there is a second work vehicle, then please use the upper lot or schedule a RESERVED spot with the office
-Owners can request the cars on either side of the walkway to be moved for a specified time and date for difficult deliveries
- Owners are responsible for ensuring their contractors follow these rules
- Contractors are not permitted to smoke on campus
-Owners must notify management of any work that affects the other residents (water or electrical shut off) so they can be notified. Scheduled shut offs that fall outside of regular office/maintenance hours of 9am - 5pm will incur a $50 fee
-Work may be performed 8am - 6pm ONLY Mon - Saturday
-Work may not be performed on Sunday as per Media Boro Ordinance
- No PODS or trailers or large containers may be placed in the assigned spots during renovation
Shut Off Valve Info
Each Unit should have a whole unit Shut Off Valve located on top of the hot water heater. Contact the office if you cannot locate the shut off valve
Flooring
When installing flooring, please use padding to absorb noise for your neighbors using the International Building Code (IBC) guidelines that declares all multi-residential buildings must have a minimum sound transmission rating of STC 50 and IIC 50.
If hardwood is being used note the Percentage Policy: At the February 2021 Council Meeting a percentage policy was created regarding owners without carpeted units. The new 70/30 Carpet Policy requires owners with hardwood, tile or laminate (which by itself does not provide enough buffer for noise absorption without carpet added) to cover 70% of the flooring with area rugs leaving 30% uncovered
Important - If owners are planning on the use of floor leveling compound baffles must be used to prevent any material from leaking into areas below
